What’s Sold in Mt. Carmel – Q4 So Far

So wrapped up in a statistic that would make any pessimist say “No way”, is the tell tale “% of LP” — or, the percentage of list price that a home sells for.  In the last few months in the Mt. Carmel area, that average number was….drumroll, please…. 100%.

But of course, averages don’t always tell the whole story. I’ve always been one to point out that averages are never an indicator of future performance.  Location, neighborhood, condition, the economy — all play a role in what any particular home will sell for.  The fact of the matter is, that some homes sell for more that asking, some for less.  Pretty black and white. The good news is that the average points to some relative stability in our recent market.

Here, in no particular order, are the recent sales in the last 90 days:

174 Jeter – 4br/2.5ba – Original List Price (OLP): $969,000, Sale Price (SP): $889,000.  98 Days on Market (DOM) – 92% of LP

313 Topaz – 3br/2ba – OLP: $739,000, SP: $730,000. 12 DOM – 99% of LP.

270 Jeter – 2br/1ba – OLP: $675,000, SP: $680,000. 12 DOM – 101% of LP

491 Topaz – 2br/2ba – OLP: $669,000, SP: $654,000. 17 DOM – 98% of LP

1740 Whipple – 3br/1ba – OLP: $650,000, SP: $675,000. 14 DOM – 104% of LP

188 Inner Circle – 2br/1ba – OLP: $579,000, SP: $612,000. 9 DOM – 106% of LP

Support a Redwood City Biz – The Movie Groove & Grind

In an effort to promote the great local businesses of Redwood City, I have this, courtesy of a handful of friends:

I wanted to recommend a great local business here in RWC that is having a hard time financially and we would hate to see them go out of business.

“The Movie Groove and Grind” DVD/video rental and adjacent cafe is a fun and slightly eccentric location where you can rent great movies and get what I consider the best coffee in town. The business is located on the corner of Jefferson and El Camino Real (across Jefferson from Whole Foods). If you haven’t ever been there, please stop in and check them out – if you have been there, please visit again soon!

Here are a few reasons why:

  • they offer personable and very knowledgeable service and can make great movie recommendations when you need one
  • Scott, Stephanie, and the staff are great in helping direct your kids to worthwhile movies that are age-suitable
  • you can get every movie there, new or old
  • their custom, made to order gourmet drip coffees are unique and delicious (my favorite is called “The Mexican”, it’s like a dessert)
  • they make the best latte in town
  • for the kids, they make organic hot or cold chocolate milk

We would be so sad to see this business close. Please pass this on to others you know in our area. Thanks for your support!

Don’t Hold Your Breath for 4.5% Rates

And here’s why.  There is a new refinance fever hitting the consuming public. Why? Because the record low delivery rates have let to incredibly low home loan rates.  Have you heard about the rumored 4.5% fixed rates that might become available from the gub’mint under a new stimulus program to get the housing market to move again?

If you’re waiting for rates to fall to that level before you refinance, you may be very sorry.

There are several problems in waiting for lower rates. For starters, when home loan rates are at or near record lows ALREADY, it’s unreasonable and possibly irrational to wait until they fall even further.

Secondly, if that program ever DOES come into existence, it will NOT be available for refinance loans. If you’re planning on buying a home, you might get lucky with a reduced rate, subsidized by taxpayers, for a purchase loan.  Then again, a member of a Republican administration floated the program. Change, remember, is coming to Washington in just over 3 weeks.

Recent Sales in Mt. Carmel – Q3 and Beyond

Price it right, and it will sell.

A simple, but extremely critical notion to think of when selling ANY house these days.

The reason I mention this is because there actually were a few homes that recently sold in Mt.
